# Walkthru > Walkthru is a punch list app for home builders, remodelers and general contractors. Walk the house, add items with photos, assign subcontractors, and send each sub a read-only link to their items. Import subs from Excel/CSV, a .vcf contacts file, the phone's contact picker, or pasted text; duplicates are merged. ## Jobsite capture Works offline: items, photos and check-offs are saved on the phone and synced automatically when signal returns (no duplicates). Typing "kitchen paint, touch up above the door" files the item under Kitchen and Paint on its own; the phone keyboard's dictation works the same way. ## Sub communication From a job, tap Send: pick each sub, choose a link to their live list or a PDF, and Text or Email. Messages or Mail opens with the sub's number or address and the message already filled in (numbers come from Subs). On that page the sub taps "I fixed it"; the builder sees "to check" in the app and via project_summary. The same share token serves a PDF at /api/share//pdf?sub=Name (by room, with photos, checkboxes and a sign-off line). ## Concepts Company → Jobs (projects: active/archived) → Items (title, room, trade, sub, priority low/normal/high, notes, due, photos, status open/done). Trades are a preloaded universal list (Paint, Trim, Drywall, Tile, Plumbing, Electrical, HVAC, Flooring, Cabinets, Countertops, Windows, Doors, Exterior, Roof, Landscape, Cleaning, Appliance, Garage Door, Concrete, Low Voltage, Masonry, Insulation, Glass, Fireplace); each builder maps a trade to their sub once and items are assigned automatically. Rooms are preloaded in walking order and customizable per company. Common items per trade are preloaded; the builder's own phrases are learned and suggested first. Subs are shared across jobs and auto-created when named on an item. Each job has a stable share link (/s/, ?sub=Name filters to one sub); the sub page follows the phone's language (English/Spanish). ## MCP tools list_projects, create_project, get_job_site, list_items, create_item, create_items, update_item, complete_items, project_summary, get_share_link, list_subs, create_sub, import_subs, archive_project. Results include readable text and structuredContent JSON. ## REST endpoints (prefix /api/v1) ## REST endpoints (prefix /api/v1) --- # Help and API Source: https://walkthru.build/docs Walkthru help and API: punch lists, MCP server and REST API for home builders - - - # Help and API Walkthru is a punch list app for home builders, remodelers and general contractors. Quick startConceptsConnect AI (MCP)MCP toolsREST APIShare linksTeam & plansData & privacySupport ## Quick start - Open walkthru.build/app on your phone and create an account with your email and a password (or Google). Every account starts with 14 days of Pro, no card. - Create your company and paste your website. Walkthru pulls your logo, brand color, phone and email and puts them on everything your subs see. Adjust under Settings → Brand. - Import your subs: Subs → Import, from Excel/CSV, a .vcf contacts file, your phone's contacts, or a pasted list. Duplicates are merged. Or just type a sub's name on an item and it's created. - Add teammates by email under Settings → Team; they sign in with that email and see everything. - Tap New job, name the house, and start walking. Tap +: pick the room, tap the trade, tap a common item or type a few words, Add. Room and trade stick between items. The first time you pick a trade it asks who does it; after that items are assigned automatically. - No signal? Keep going. Items, photos and check-offs save on the phone and sync on their own when you're back in range. The top of the screen says "Offline · N saved on phone" until they're up. - Type it the way you'd say it: "kitchen paint, touch up above the door". Walkthru sets the room and trade and keeps the rest as the item. Return adds it; room and trade stick for the next one. - Tap the share icon. Each sub with a phone or email gets a Text / Email button that sends them a read-only link to their open items with photos. No account needed on their end. - The sub taps "I fixed it" on each item. You see "Sub says fixed" on the item and "ready to check" on the job, confirm it on your re-walk, and tap the circle to close it. - On iPhone: Share → Add to Home Screen for a full-screen app with camera access. ## Concepts | Thing | What it is | | Company | Your builder. Owns all jobs, subs, team members, API keys and the plan. | | Job (project) | One house. Has a name, address, status (active / archived) and its punch items. Free plan: 1 active job. Pro: unlimited. | | Item | A punch list item: title, room, sub, priority (low / normal / high), notes, due, photos, status (open / done), subFixed (the sub says it's done; you still confirm). | | Trade | A preloaded list (Paint, Trim, Tile, Plumbing, Electrical, HVAC, …) with common items under each. Settings → Your trades maps each trade to your sub once; items pick the sub automatically. Hide trades you don't use. | | Room | Preloaded in walking order (Exterior → Garage → Entry → … → Site). Settings → Your rooms hides or adds rooms; your order is used everywhere. | | Sub | A subcontractor or vendor shared across all jobs: name, trade, phone, email. Assigning an item to a name that doesn't exist creates the sub. | | Share link | A read-only web page of a job's open items, optionally filtered to one sub. Lives at /s/. | ## Connect an AI assistant (MCP) Walkthru runs an MCP server with the Streamable HTTP transport. Any MCP client can read and write your punch lists. This is the fastest way to log a walkthrough: dictate it, the assistant files the items. Endpoint: https://walkthru.build/mcpAuth: an API key from Settings → Connect AI, sent as Authorization: Bearer wt_live_…. Clients that can't send headers can append the key to the URL: https://walkthru.build/mcp/wt_live_…. Treat the key like a password: anyone with it can read and change your company's punch lists. Revoke it in Settings if it leaks. ### Claude (claude.ai, desktop, mobile) - Settings → Connectors → Add custom connector. - Name: Walkthru. URL: https://walkthru.build/mcp/wt_live_YOURKEY. - Save. In any chat, enable the Walkthru connector and ask: "List my jobs." ### Claude Code claude mcp add --transport http walkthru https://walkthru.build/mcp \ --header "Authorization: Bearer wt_live_YOURKEY" ### ChatGPT Settings → Connectors → create a custom connector with the MCP URL https://walkthru.build/mcp/wt_live_YOURKEY (available on plans that support custom MCP connectors). Alternatively, build a Custom GPT with Actions and import /openapi.json, using API-key auth with the Authorization header value Bearer wt_live_YOURKEY. ### Cursor, Windsurf, VS Code and other MCP clients { "mcpServers": { "walkthru": { "url": "https://walkthru.build/mcp", "headers": { "Authorization": "Bearer wt_live_YOURKEY" } } } } ### Things to say once connected - "Add to the Denmark job, kitchen, painter: touch up above the door casing, nail holes at the crown, and the drip on the island side panel." - "What's still open for the tile sub on Smith?" - "Where are we on the Harper job?" → counts by sub and room, oldest open item. - "Mark the first three done." - "Give me the painter's link for Denmark." → a share URL you can text. ## MCP tools | Tool | Arguments | Does | | list_projects | include_archived? | Jobs with open/done counts. | | create_project | name?, address | New job. Summary for agents: /llms.txt. ## Share links Every job has a stable share link; ?sub=Name filters to that sub. The page carries your logo and brand color, shows open items grouped by room with photos, and lets the sub tap "I fixed it" (public endpoint POST /api/share/:token/items/:iid/fixed). It refreshes on reload. It doesn't require sign-in, so don't post it publicly. The link is the same for the life of the job. ## Team & plans Everyone you add shares one company. The owner (whoever created the company) can rename it and remove members; everyone can add members, jobs, items and subs. Every new company starts with a 14-day Pro trial (30 days if another builder referred you). Free: 1 active job, unlimited items, photos, subs, members, API and MCP. Pro ($19/month or $190/year per company): unlimited jobs. Adding a teammate gives you an invite link to text them; it works once, for 14 days. Settings → Give a month, get a month has your referral link: when a builder you sent goes Pro, you get a free month. Upgrade in Settings; billing is handled by Stripe and you can cancel anytime from the same place. Archiving a job frees up your active slot on Free. ## Data & privacy Data is stored on Netlify's infrastructure in the US. Photos are resized on your phone before upload (max 1600 px). Your company's data is yours: pull everything through the API at any time. We don't sell data and we don't train models on it. Full privacy policy and terms. ## Support Email help@walkthru.build. Updated October 2026, by the Walkthru team in Nashville ## The three questions that matter - Will your supers use it on the jobsite? If adding an item takes more than two taps and a photo, they'll go back to text messages. - Can subs see their items without an account? Most subs will never install another app. A link they can open from a text is the bar. - Is it priced per user? Per-user pricing punishes you for adding the super, the office and the client. Per-company pricing doesn't. ## The options | Option | Best for | Price basis | Subs need account? | AI / API | | Walkthru | Home builders and remodelers of any size | Free (1 job) / $19 per month per company | No, link with an "I fixed it" button | MCP server + REST API | | Buildertrend | Production/semi-custom builders wanting all-in-one | Custom quote; last published from $449/mo | Yes (sub portal) | Partner API | | Procore | Commercial GCs | Annual, on construction volume ($10k+/yr reported) | Yes | API, marketplace | | Fieldwire | Drawing-centric commercial crews | Free tier; $54–104 per user/mo | Yes | API on higher tiers | | CoConstruct | Was popular with residential builders; now part of Buildertrend | See Buildertrend | Yes | — | | Spreadsheet / notes app | One PM, one house, no photos | Free | You send screenshots | — | Competitor pricing is as published or reported in 2026 and changes; see the individual comparison pages for sources. ## Our recommendation If you already run Buildertrend or Procore company-wide and the field team uses it, use its punch list. If you don't, or they won't, use a dedicated punch list app with per-company pricing and account-free sub access, keep your spreadsheet for the budget, and stop paying for modules nobody opens. That's what Walkthru is, and it's free for one job so you can try it on the next walk. Detailed comparisons: vs Buildertrend · vs Procore · vs Fieldwire · vs a spreadsheet ## Questions ### What is the best punch list app for a home builder? For builders whose field team needs something faster than a full construction platform, a dedicated punch list app priced per company with account-free sub links (such as Walkthru) is usually the best fit. Larger builders already on Buildertrend or Procore should use the punch list inside those. ### Is there a free punch list app? Walkthru is free for one active job with unlimited items, photos, subs and team members. Fieldwire has a free tier limited to 3 projects and 5 users. ### Can an AI assistant manage my punch list? Yes, if the app exposes an MCP server or API. Walkthru's MCP server lets Claude, ChatGPT, Claude Code and Cursor add items, assign subs, summarize status and generate sub links. ### Try it on your next walk. 14 days of Pro, then free for one job. Walkthru runs the punch list. Here is when each one makes sense. Updated October 2026, by the Walkthru team in Nashville Short version: if you need estimating, scheduling, selections, change orders and a client portal in one system and you build enough volume to justify a five-figure annual software bill, Buildertrend is a reasonable choice. If what you actually need is a punch list your supers will use and your subs will respond to, Walkthru does that one job better, in minutes, for $0–19 a month. ## What each product is Buildertrend is an all-in-one construction management platform: sales/CRM, estimates and proposals, scheduling, daily logs, selections, change orders, purchase orders, a client portal, and a punch list module. It is built for production and semi-custom builders with office staff who will live in it all day. Walkthru is a punch list app and nothing else. You walk the house, add items with photos, assign subs, text each sub a link to their items, and they mark things fixed. It has a REST API and an MCP server so Claude or ChatGPT can log a walkthrough for you. ## Pricing | | Buildertrend | Walkthru | | Published price | Custom quote, based on annual construction volume. Last published tiers (2024): $449, $719 and $989 per month billed annually. | Free: 1 active job. Pro: $19/month per company. | | Per-user fees | None reported; unlimited users | None; unlimited users | | Contract | Annual or quarterly | Month to month, cancel in-app | | Free plan | No | Yes | | Setup | Onboarding program, data migration, typically weeks | Paste your website URL; done in a minute | Buildertrend figures from Capterra and a 2026 third-party analysis (written by a competitor); confirm with Buildertrend. ## Punch list, feature by feature | Need | Buildertrend | Walkthru | | Add items with photos from the jobsite | Yes, inside the mobile app | Yes; camera → auto-resized, "Add & next" keeps room and sub | | Sub sees their items | Sub needs a Buildertrend login (sub portal) | Text them a link. No account, no app | | Sub reports it's fixed | Via sub portal | Tap "I fixed it" on the link; you see "ready to check" | | Group by room / by sub | Filters | One-tap toggle | | AI assistant access (MCP / API) | No MCP server; API is partner-only | Yes, both, on every plan | | Scheduling, estimating, selections, client portal | Yes | No, by design | ## Who should pick which - Pick Buildertrend if you build 15+ homes a year, have office staff to run it, and want one system of record for everything from lead to warranty. - Pick Walkthru if your supers run on their phones, and your current "punch list" is a notes app, a spreadsheet, or a group text. Also if you already pay for Buildertrend but your field team won't open it: Walkthru coexists fine. ## Questions ### Can I use Walkthru alongside Buildertrend? Yes. Many builders keep estimating and scheduling in Buildertrend and run walkthroughs in Walkthru because the field team actually uses it. Walkthru's API makes it easy to pull items into other systems. ### Does Buildertrend have a free plan? No. Buildertrend is custom-quoted; its last published entry tier was $449 per month billed annually. Walkthru has a free plan with one active job. ### Do subs need an account in Walkthru? No. You text or email them a read-only link with their items and photos, and they tap "I fixed it" on each one. ### Try it on your next walk. 14 days of Pro, then free for one job. Walkthru is built for the builder walking the house with a phone. Updated October 2026, by the Walkthru team in Nashville Short version: Procore is excellent and almost certainly too much for a residential builder under $50M. Its punch list ("Punch List" tool) is one of 20+ modules, priced into an annual contract based on your construction volume. Walkthru does the punch list only, costs $0–19/month, and your subs don't need to be onboarded into anything. ## What each product is Procore is the dominant commercial construction management platform: drawings, RFIs, submittals, daily logs, inspections, punch list, financials, bidding, and more, with deep integrations and an app marketplace. It is sold to general contractors, owners and specialty contractors on annual contracts. Walkthru is a single-purpose punch list app with photos, sub assignments, text-a-sub share links, two-way "mark fixed" feedback, and an API/MCP server for AI assistants. ## Pricing | | Procore | Walkthru | | Basis | Annual fee per product, based on annual construction volume; not per user | Per company, flat | | Typical cost | Not published. Third-party reports put small-contractor starting quotes around $10,000–30,000 per year | $0 (1 active job) or $19/month | | Contract | Annual minimum, often multi-year | Month to month | | Free plan | No | Yes | Procore figures from a 2026 third-party analysis (by a competitor) and Capterra; Procore does not publish prices. ## Punch list, feature by feature | Need | Procore | Walkthru | | Items with photos, location, assignee, due date | Yes, plus drawing pins, cost codes, workflows | Yes: title, room, sub, priority, notes, due, photos | | Sub workflow | Sub is invited as a Procore collaborator and works items in the app | Sub gets a link by text; taps "I fixed it"; no login | | Drawing markup, RFIs, submittals, inspections | Yes | No | | AI assistant (MCP) | Procore has its own AI features; no public MCP server for customers | MCP server and REST API on every plan | | Time to first punch item | Implementation project | Under two minutes | ## Who should pick which - Procore: commercial GCs, large multifamily, anyone with project engineers and an IT budget. - Walkthru: home builders, remodelers, residential GCs, and the residential divisions of bigger firms whose field staff want something that works like a notes app. ## Questions ### Is Procore worth it for a home builder? Usually not. Procore is priced on construction volume with annual contracts and is designed around commercial workflows (RFIs, submittals, drawings). Most home builders need a punch list, a schedule and a way to communicate with subs, and can get those far cheaper. ### What's the cheapest Procore alternative just for punch lists? Walkthru is free for one active job and $19/month for unlimited jobs, per company, with no per-user fees. Updated October 2026, by the Walkthru team in Nashville Short version: Fieldwire is a good product with a real free tier, and if your work is drawing-centric (pins on plans, specialty contractors with crews) it fits. Updated October 2026, by the Walkthru team in Nashville ## Where the spreadsheet works - One PM, one house, items typed up at a desk after the walk. - Nobody else needs to see it live. - No photos, or photos kept separately in Photos/Dropbox. If that's you, download our free Excel template. It's built the way we'd build it: one row per item, room and sub columns, status, due date, notes. ## Where it breaks | Problem | Spreadsheet | App | | Adding items on the jobsite | Typing in Excel on a phone; photos go somewhere else | Tap, type, snap; room and sub carry over to the next item | | Getting a sub their list | Filter, screenshot or export, text it, repeat next week | Text them one link that stays current | | Knowing what's fixed | Call, text, walk it again | Sub taps "I fixed it"; you see "ready to check" | | Two people editing | Conflicting copies | Shared, live | | Photos | Separate album, no link to the item | Attached to the item, visible to the sub | | Status at a glance | Count rows | Open/done by room and by sub; ask your AI assistant | ## What it costs to switch Walkthru is free for one active job and $19/month for unlimited jobs per company. Yes: walkthru.build/punch-list-template has a free .xlsx and .csv template with room, sub, priority, status, due date and notes columns. ### What's the best punch list app for a builder who's outgrown a spreadsheet? Look for one that your subs can use without an account, that attaches photos to items, and that doesn't charge per user. Walkthru was built to those three requirements. ### Try it on your next walk. 14 days of Pro, then free for one job. Free to use and share. ## What's in it | Column | Why | | # | Item number, so you can say "number 14" on the phone. | | Room | Walk the house room by room; sort by this when you re-walk. | | Item | What's wrong, specific enough that the sub doesn't have to call: "Touch up paint above door casing, left side." | | Sub | Who owns the fix. Sort by this to send each sub their list. | | Priority | High / Normal / Low. High = blocks closing or occupancy. | | Status | Open / Fixed (sub says) / Done (you verified). | | Due | Date you need it done, usually tied to the next walk or closing. | | Photo | Filename or link. The weakest part of any spreadsheet punch list. | | Notes | Detail for the sub, or what happened. | ## How to use it on a walkthrough - Pre-fill the Room column with the house's rooms in walking order (the template includes a typical list). - Walk with the super or the homeowner. One item per row. Don't batch ("misc paint") — subs fix specifics. - Assign a sub to every row before you leave the house. Unassigned items don't get fixed. - Filter by sub, export or screenshot, and send each sub their rows with a due date. - Re-walk against the sheet. Mark Done only when you've seen it. ## When the template stops being enough Photos are the usual breaking point: they live in your camera roll and never reach the sub. The second is knowing what's been fixed without re-walking. Walkthru keeps the same columns, adds photos on the item, texts each sub a live link, and lets them mark things fixed. Updated October 2026, by the Walkthru team in Nashville ## Before the walk - Do your own walk first. Never let the homeowner find things you could have found. Walk it two or three days before, with the super, and send subs their lists before the client ever sees the house. - Bring the right people. You, the super, and the client. Not the subs. Subs on a client walk turn every item into a negotiation. - Set expectations. Tell the client what a punch list is: cosmetic and functional items to be corrected, not a design-change opportunity. - Lighting. Daytime, all lights on, blinds open. Bring a flashlight for raking light on drywall and paint. ## Walking order Exterior → garage → entry → main living spaces → kitchen and pantry → secondary bedrooms and baths → primary suite → laundry and utility → bonus/basement → porches and site. Same order every time, so nothing gets skipped and your list reads in walking order. ## What to check in every room - Walls and ceilings: drywall seams, nail pops, texture match, paint coverage and sheen, drips, touch-up flashing, cut-in lines at ceiling. - Trim: caulk at casings and base, miters, nail holes filled, reveals consistent, doors latch and close without rubbing, stops set. - Floors: scratches, gaps, transitions, squeaks, grout consistency, lippage, haze. - Windows: operate, lock, screens, caulk inside and out, cleaned, labels removed. - Electrical: every switch and outlet (bring a tester), cover plates straight, dimmers work, fixtures level, bulbs match. - HVAC: registers straight and clean, thermostat set, filter new, condensate drain clear. ## Kitchen and baths - Cabinet doors and drawers aligned, soft-close works, hardware tight, touch-up on faces. - Countertop seams, overhang, caulk at splash, sink reveal, faucet secure. - Appliances run; labels and film removed; scratches noted now, not at closing. - Plumbing: hot/cold correct, drains fast, no drips under sink, toilet solid, shower door seals, grout and caulk continuous, niche grout cracks. ## Exterior and site - Siding and trim caulked and painted, no exposed fasteners, soffit vents clear. - Roof: flashing, boots, no debris; gutters and downspouts drain away. - Grading, sod/seed, drainage, drive and walk cracks, garage door balance and opener. ## Writing items subs will fix - One item per line. "Misc paint touch-up" becomes twelve lines. - Location + defect + action. "Primary bath — grout cracked at shower niche — regrout and seal." - Photo on every item. Subs fix what they can see. - Assign before you leave. Unassigned items are nobody's. - Priority = closing-blocker or not. Don't rank cosmetic items; just say which ones must be done before keys. ## Closing the list - Send each sub only their items, with a due date two days before your re-walk. - Have subs tell you when they're done (in Walkthru they tap "I fixed it"; in a spreadsheet, a text). - Re-walk and verify. Mark done only on sight. - Keep a short "post-closing" list for anything the client agrees can wait (backordered parts, seasonal sod). Put it in writing. If you want this flow on a phone: Walkthru keeps the rooms in walking order, carries room and sub between items, attaches photos, texts subs their lists, and shows you "ready to check" when they say it's fixed. Free for one job. ## Questions ### How long should a final walkthrough take? Plan 60–90 minutes for a 3,000–5,000 sq ft home with the client, after your own internal walk earlier in the week. ### Who should attend the final walkthrough? The PM or builder, the superintendent and the homeowner. Subs should not attend; send them their items afterward. ### What's the difference between a punch list and a warranty list? A punch list covers items to correct before closing or final payment. Warranty items are defects that appear after move-in during the warranty period. ### Try it on your next walk. 14 days of Pro, then free for one job. Same job: walk it, write it down, get it fixed. Walkthru does just that. Updated October 2026, by the Walkthru team in Nashville In short: Walkthru is a snagging list app built for the person walking the property with a phone. Pick the room, tap the trade, tap or say the defect, done. Each trade gets a link to their own items with photos and taps "I fixed it" when it's done. It works with no signal and it's free for one job; Pro is billed per company, not per user. ## How a snagging list works in Walkthru - Walk room by room. Rooms are preloaded in walking order; rename them to suit how you build (e.g. Ensuite, Utility, Boot room, Snug). - Tap the trade. 25 trades with the common defects under each. Tell it once who your painter or tiler is and every item goes to them. - Snap a photo or say it. "Ensuite, tiler, grout cracked at the niche" fills it in. - Send each trade their list. A link by text or email. No login, no app to install. - Close it out. Trades mark items fixed; you check and tick them off. Export through the API any time. ## Why builders switch to it - Faster than a spreadsheet, a notes app or a clipboard, and far lighter than full construction management software. - Per-company pricing: add every site manager, supervisor and admin for one price. - Works offline in basements, on rural sites and inside steel and concrete. - Connects to Claude, ChatGPT and other AI assistants through MCP, so you can dictate a whole walkthrough. ## Pricing Free for one active job with unlimited items, photos, trades and team members. Pro is US$19 a month or US$190 a year per company; your card is charged in your local currency by Stripe. Every new account gets 14 days of Pro. ## Questions ### What is a snagging list? Item titles and notes are translated into the Spanish crews use on US jobsites (tablaroca, zoclo, chambrana, contacto, apagador, regadera, tina, boquilla, clavos botados), with the English original under each item. Rooms and trades come from a fixed Spanish list. Translations are cached, so a phrase is translated once. The sub taps "Ya lo arreglé" (I fixed it) and the builder sees it under To check. ## App layout (October 2026) Bottom dock: Home, Punch list, Site. Home shows the job you're at or last opened (progress bar, open and to-check counts, Punch list and Add item buttons), items subs marked fixed across jobs, and every job with a progress bar. The punch list is a sheet (Task, Trade, Room, Assignee, Date, Photos, Edited; tap a heading to sort or filter; status button cycles open/all/closed; A−/A+ zoom; Use the simple list) and the + button opens a New item card with labeled chips (Trade, Room, Assign, Date, Photos, Flag) and Add & next / Add item.
